Scope corrected, and the ten wrong letters are gone

This morning's run wrote ten letters to listing agents and foreclosure attorneys. That was not the work and they have been withdrawn from the app. The work is the Burlington Township off-market campaign: the distressed list and the top 100.

The letters for that campaign are already written. Nothing new needs drafting. They need printing, posting and ticking off.

Nothing in any letter mentions arrears, a tax sale or a foreclosure, because that data chose who to write to and is never what you write.

Scored zero on the assessment file alone. The delinquency layer is what surfaced it: 2,266 sq ft, sold at the 2025 tax sale for $8,333, $5,046 behind again, plus utility arrears. This is the proof that the municipal records layer is where the signal is, not the assessment export.

Only 48 were genuinely delinquent. 4,732 sat in one identical $1,000 to $2,999 band, which is simply the current quarter unpaid, meaning every ordinary homeowner in town. The test is a prior-year or prior-period balance. Get it wrong and the analysis is off by two orders of magnitude.

What is not done yet

  1. Print and post the 132. Nothing has gone out. That is the whole campaign sitting still.
  2. The 132 have no tracker rows. You cannot tick mailed, replied or hot on them yet. Same defect that made the Burlington City wave invisible for a day. I will add rows before anything else next run.
  3. Score Westampton 37. Downloaded, not scored. Confirm the export filename begins 0337 first, or it is a different town.
  4. Eastampton 11 and Southampton 33 exports are still owed. Lumberton 17 and Westampton 37 are already in hand, do not re-download them.
  5. Four rows in the OPRA log are wrong and the checklist reads from that sheet. Evesham is closed, the Tax Collector request is answered and has no row, Code Enforcement has no row, the assessment list is on day 2 not day 0.

Her words on the 2026 sale: "At this time, there is no official date established for the 2026 Tax Sale." So the Sep 8 call is answered for now. Re-ask late September.

The calendar named Mary Alice Picariello, 609-239-5806. She was only copied. Steele is the Tax Collector.

The same owner is advertising it for sale and for rent at the same time, which is a qualifying signal in your own words, and it is FSBO, which qualifies on its own. Reposted under four tokens more than a dozen times, which is a seller not getting calls. Marlton cannot use USDA, so this only works if he carries paper.

Nothing else qualified. All 15 Burlington County FSBO listings on Zillow either fail the 2,000 sq ft floor or are over the $400,000 ceiling, and not one agented listing in the footprint used the words owner financing, seller financing, will hold paper, seller will carry, rent to own, lease option or lease purchase. An empty result is a correct result and it is not being padded.

Pulled, cross-referenced and recorded. No outreach comes from any of it. Kept short deliberately, and demoted rather than deleted, so one word from you puts it back or kills it for good.

The 2,000 sq ft floor removed twelve carried candidates the first time it was applied to the listing feeds. It effectively deletes Burlington City, whose stock is almost all 1,500 to 1,900 sq ft row and twin. Your call whether to waive it there.

One listing still worth an eye: 315 Jones Ave, Burlington City, $167,000, 4 bed, 2,464 sq ft, $211,100 of repair headroom. It clears every filter. No letter was written for it and none will be unless you say so.
