1

Andrew Karcich, 125 Country Club Rd

The upset came out at $200,000 against a judgment of $307,060.31, he already asked in writing for an offer, and he said the current owners might sell, so answer him today and ask the bedroom question that blocks any number.

2

Alfred Dansbury, 707 N 6th St, Camden

This is the only listing on the whole board where the seller has published a willingness to hold paper, and the published terms need half down, so the one question is whether he would carry more than half.

3

James A Baker II, Crown Home Mortgage

Get the pre-approval number and confirm two things before relying on that application, whether Crown originates FHA 203(k) in house and whether it is an NJHMFA participating lender.

4

Robertson Anschutz, 22 Overbrook Ave, Maple Shade

Estate file, house is vacant, upset $138,000, and the sale is 8/27, so there are six days to ask whether the estate will sell before the gavel.

Harshil, Wholesale Buyers Group

His Maple Shade triplex cannot house nine in one unit, but he emails off-market deals every week and nobody has ever asked him for a five bedroom single family with seller terms.

★ SELLER WILL HOLD PAPER

The listing says in the seller's own words "Seller is willing to hold the mortgage on half the sale price at 4 and a half %. The first half to be put down at closing," which as written still needs about $165,000 in cash, so the whole call is whether he will carry more than half.

Track A · bank financeable

ⓘ Both of these are marginal. At a $75,000 rehab the estimated ceiling caps the purchase near $122,000 and at $100,000 it caps near $97,000. Nothing on the market today clears that cleanly.

ROUGH-IN COMPLETE

Fully gutted with rough construction already finished is the textbook 203(k) profile because the expensive risky half is done, but four bedrooms needs a named fifth and at a realistic gut budget this still runs past the estimated ceiling.

BADGE READS PRICE INCREASE

Five bedrooms gutted to the studs at $179,000 is the right shape, but a full gut at Ray's own estimate of way north of $75,000 puts the total project over the estimated $197,000 line, so this only works if the pre-approval comes back higher.

Distressed

Sheriff records publish no bedroom or bathroom count and the county assessment file does not carry it, so bed count is unverified on every card in this section. Burlington board stamped 8/21 4:24 AM, Camden 8/21 5:02 AM.

What changed on the sheriff board since yesterday
Board went from 92 rows to 86. Zero new files were added today.
Six files left the board, all of them 8/20 sale dates: 423 E 9th St Florence, 239 Conover St Burlington, 4 Virginia Ave Palmyra, 57 Elsin Ln Willingboro, 15 Midfield Ln Willingboro, 104 Creekside Way Sh# 26001350. No sale outcome is published, so they cleared the calendar and nothing more can be said.
104 Pennsylvania Ave, Hainesport was adjourned 8/20 to 9/17. It did not sell.
12 Almond Ave, Browns Mills adjourned 8/27 to 10/1.
1309 Springside Pl, Burlington adjourned 9/3 to 10/1, first debtor adjournment.
5 Maple Tree Dr, Westampton still sits at 8/27 after seven scheduled dates. Estate of Mary S. Curry.
Judgment figures that contradict themselves
58 Spindletop Ln, Willingboro: $263,092.78 in the summary field, $257,809.21 in the notice text. Upset $324,000.
113 Fernwood Ave, Burlington: $259,081.05 summary, $255,535.69 notice. Upset $345,000.
1309 Springside Pl, Burlington: $159,058.56 summary, $155,491.19 notice. Upset $172,000.
125 Country Club Rd: $307,060.31 summary, $297,872.67 notice. Both re-derived today, both unchanged.
7 Roberts Pl: $47,846.61 summary, $46,100.30 notice.
Cheap upsets that are traps
525 Park Place Dr, Cherry Hill, upset $30,723.62. Plaintiff is Park Place Condominium Association, so this is an association lien and the first mortgage survives the sale.
946 Chanticleer Dr, Cherry Hill, upset $7,881.16. The Mews at Chanticleer Condominium Association. Same trap.
1003 Ashriver Ct, Voorhees, upset $9,639.28. Three Pond Condominium. Same trap.
123 Helen Dr, Cinnaminson, upset $7,571.02. Cinnaminson Harbour Villa Homes Condominium Association. Same trap.
859 Stonehenge Rd, Cherry Hill, upset $27,191.77. Plaintiff is BNY Mellon Trust and the defendant is the executrix of the Estate of Danielle Spagnolia, so this looks like a real mortgage rather than an association lien, but a $27,000 upset against a bank plaintiff is unusual enough that it must be checked against the notice before anyone gets excited. Sale 10/21.
Rejected on geography
1714 Route 542 and 1856 Hammonton Rd, Egg Harbor City. Atlantic County. They bleed into the Burlington feed every single run.
1856 Route 542, Tuckerton. Ocean County.
Most of the Craigslist by-owner board today was Atlantic City, Wildwood, Millville, Vineland and Hammonton, plus roughly twenty duplicate posts for the same six acres of Marlton land.
Multi-family looked at and set aside
103 S Coles Ave, Maple Shade, $399,000. Legal triplex, all three units vacant, lockbox available, from the Wholesale Buyers Group email of 8/20. Five bedrooms across three units, so nine people cannot occupy one unit and it fails the six bedroom multi-family bar. Harshil 856-388-5669.
The Burlington multi-family feed returned 24 listings and publishes "Studio" in the bedroom field for almost all of them, so bedroom counts cannot be read from it. 1017 High St Burlington is still there at $359,000 unchanged.
213 S Church St, Moorestown, $600,000, unchanged, five bedrooms implied from prose. Still fails the six bedroom bar.
Came off the market without selling
The expired-listing diff ran but could not be completed honestly today. Only page one of the 4-to-5 bedroom feed came back, 40 of 116 results, so most addresses in yesterday's snapshot could not be confirmed present or absent. The ?page=2 form returned page one again.
The 5-bedroom feed returned 18 listings, the same count as 8/19 and 8/20, and every 5-bedroom address carried in yesterday's snapshot was found again today. Nothing dropped out of that feed.
340 E Union St, Burlington is still absent, as it was on 8/18. It cannot be confirmed either way from a page-one-only pull.
