No agented listing anywhere in the footprint carried owner financing, seller financing, will hold paper, rent to own, lease option or lease purchase, and nothing agented was listed for sale and for rent at once. That is a correct result, not a failure.

No contractions to strangers. No em dashes, no semicolons, no lists inside a letter. Lead with the request. Never explain a person's own field back to them. Always give a warm easy out as the last line.
Verify every figure against the primary source in the same run. Never invent a listing, price, bed count, name, email, phone or URL.

How to get lists and letters for a new town
1. Ray exports the MOD-IV assessment list in his own browser. The sweep never fetches taxrecords-nj.com. The file name must begin CCDD, so Burlington County district 06 is 0306 and Westampton 37 is 0337. If it does not, it is a different town.
2. offmarket.py EXPORT.csv --town "Name" --minsqft 2000 --out name-targets.csv, where EXPORT.csv is the file Ray downloaded
3. page.py, briefs.py, letters.py against that output.
4. Confirm USDA eligibility PER ADDRESS before anything reaches a letter. A town list is a search guide, never an answer.
The 2,000 sq ft floor is a HARD FILTER, not a preference and not a scoring bonus. No recorded square footage means dropped and counted separately.
