Tuesday 1 September 2026, 5:00 AM ET · buy box v17 · dashboard spec v9
How this is ranked, so you can argue with it. Within each town: (1) does it
clear the 2,000 sq ft hard floor, (2) is it inside the $378,100 USDA cap, (3) 4 or more bedrooms,
(4) two full baths, (5) a real reason to move this week. Anything failing (1) or (2) is shown with
the reason rather than hidden. Sheriff files never generate outreach under buy box v16, they
are shown because you asked to see the whole board.
Cross-reference status: ZERO sheriff addresses match any active listing. Sixth run.
88 Burlington sheriff addresses and 194 Camden rows compared against 74 listing addresses. Two
near misses rejected as name collisions, not merged.
The 132-letter off-market campaign
Strongest play in this town, and it does not need a house to come on the market
No send-log entry and no new file in 04 OUTREACH CAMPAIGNS since 28 August. Nine of the top 100 greet an owner the Township’s own record marks EST OF or ESTATE OF, and those nine have not been edited. Print the other 123.

Sheriff sale 10 September. Reported only, no outreach.
Parker McCay 856-596-8900, no public email. Beds unverified.
104 Creekside Way · new this morning
New to the board. Sale 15 October. Town not confirmed.
The sheriff writes “BURLINGTON” for both the City and the Township and the file does not say which. Creekside Way reads like Township stock but that is not confirmed. If it is Township it is only the second distressed file in your priority 1 town. Notice itemises water $375.72 open plus $357.75 and sewer $124.25 open plus $124.25. Hill Wallack 609-924-0808.
1309 Springside Place
Sheriff sale 1 October. NJHMFA is the plaintiff.
144 Plum Street — $350,000
Still the only genuine Tier 4C on the board. Clears the floor, clears the cap, two full baths plus a half.
Diandra Boland, EXP Realty, 609-201-1685. MLS 22617763, carried, not re-verified this morning.
104 Barclay Street
Sells in two days, Thursday 3 September. Reported only, no outreach.
Real entry is about $49,500, not $40,000. The notice itemises open taxes of $4,755.89 plus $4,755.89, totalling $9,511.78. Never quote the upset alone. Tax lien plaintiff, Christiana Trust as custodian for GSRAN-Z, not a servicer. Pellegrino and Feldstein 973-586-2300, no public email. Beds unverified.
103 California Trail — $415,000
Clears the floor, which is rare, but sits $36,900 over the cap. Watching because it has already moved once.
Prior sale 26 October 2017 for $92,970, a very low basis for a seller who might not need all cash. Anthony Pepe, RE/MAX at Home, 609-309-0216.
3 Bella Coola Trail — $429,900 · closed after five runs
Confirmed listed, and confirmed out. $51,800 over the cap.
It never showed on the county feeds because homes.com pagination is broken. It is on the Browns Mills town feed. Five runs of “unconfirmed” ends here, with a reason rather than a blank.
315 Jones Avenue — $167,000
Cheapest thing on the whole board that clears the 2,000 sq ft floor, and it is not close.
Three levels plus a basement. The lot includes the house and an adjacent vacant portion, and the listing raises subdivision. Sold 22 July 2024 for $80,000, so the ask is roughly double a two-year-old basis. Quoted verbatim: “being sold as is, where is”, “Major Rehab Needed”. One bathroom is the honest weakness and it is not a Tier 4C. Sam Mikhail, VORO Keystone LLC, 609-740-4457.
22 E Federal Street — $225,000, down $50,000
Biggest price move in the footprint this morning. Still a no on square footage.
Reported because a $50,000 cut is worth knowing even on a house that is out.
Sheriff files in the City · reported only
Everything else in 08016, and why it is out
15 Retreat Road — $299,000
A square footage was published for the first time in eleven runs: 6,753. I do not believe it.
6,753 sq ft at $299,000 is $44 a foot in Southampton, and this listing has always described buildings, plural. That figure may be a lot size or an outbuilding total rather than living area. It is published so it is reported, it is not verified so it is not a Tier 4C. The blocker is unchanged, eleventh run: offered “strictly As Is”, buildings “currently inaccessible for interior viewing”, and 502 Direct needs a whole-house inspection nobody can perform on a house they cannot enter. Interior access is still question one. Christopher Conover, 856-418-1324.
132 4th Avenue — $339,999
Four runs of price disagreement resolved this morning. Feed and detail page now agree.
The $344,999 detail figure has disappeared. Michael Sclafani, 609-728-9402.
7 Roberts Place, Willingboro · unresolved
Five days past its 27 August sale date and still on the board. No adjournment posted.
Owner occupied. Heaviest arrears package on the Burlington board: 2026 Q3 tax $1,619.06 open, water and sewer penalties, and a 2024 third-party lien of $1,823.31, certificate 25-00227, sold 15 October 2025 to American Tax Lien Fund LLC, general remark SUBJECT TO TAX SALE. Either it was adjourned without the row updating or it sold. Second run unresolved, reported rather than guessed.
125 Country Club Road, Willingboro
Sale 10 September. The $200,000 / $287,000 upset conflict is thirteen runs old.
Plaintiff is the Philip Mirabelli Trust, a private trust, not a bank. Defendant is 125 Country Club Road LLC, not a person. Bedroom count is still the blocker. No letter and no Gmail draft was created. Buy box v16 bars letters to plaintiff’s counsel.
1623 Albert Street, Hainesport
Lowest real entry anywhere in the USDA footprint. Sale 24 September.
Plaintiff is the NJ Housing and Mortgage Finance Agency, the same agency behind the state assistance programmes. Worth one line on the NJHMFA call.
New sheriff files, rejected with the reason
Read every upset on this board carefully
New systemic finding. 80 of 81 files publish two different judgment figures.
81 of the 90 Burlington files publish a judgment in both the summary block and the
notice text, and in 80 of them the two disagree, with the summary higher in every case but one.
This is how the county publishes, not an occasional slip. That is why this report always gives you
both and never picks. The other 9 files publish only a summary figure.
Also flagged exactly as published, neither explained: 312 Downing Ct Westampton shows a judgment of
$0.00 against a $72,387.22 upset, and 38 Hearthstone Blvd Pemberton Boro shows an upset of
$21,517.63 against a judgment of $177,865.31.
Track B towns are Marlton 13, Mount Laurel 24, Cinnaminson 08 and Delran 10, ceiling $400,000, and buy box v14’s bar is unchanged: it has to be super strong. An empty Track B is a correct Track B. Nothing here is padded.
Route 73, Marlton · 6 acres with a house and garages
The only live carry signal in the footprint. FSBO, no agent, advertised for sale and for rent at once, which qualifies him twice.
A count conflict I have not reconciled. Yesterday said five posts carried the
word COMMERCIAL. This morning the full-board pass suggested four or five and a targeted pass found
three. Reporting both rather than picking. The three the targeted pass is confident about, verbatim
with his spelling: “6 ACRES FOR SALE BY OWNER RT73 MARLTON BY OWNER COMMERCIAL”,
“6 ACRES FOR RENT BY OWNER RT73 MARLTON BY OWNER COMMERCIAL”, “6ACRES OF LAND BY
OWNER MAKE OFFER5 COMMERCIAL”.
No address, bed, bath or square footage exists, so the 2,000 sq ft floor cannot be tested. I am
concluding nothing from the word COMMERCIAL. It is question one on the call, before you drive
out. Marlton is not USDA eligible, so this only works if he carries the paper.
How to find it: craigslist.org/search/area/southjersey?cat=rea&purveyor=owner, then search the
page for MARLTON. The old /search/reo URL now 302-redirects there. Post URL derivation stays
formally abandoned, seventh run.
Everything else in Track B, and it is all out
No agented qualifier, sixth run.
Not one listing in the footprint carried “owner financing”, “seller
financing”, “will hold paper”, “seller will carry”, “rent to
own”, “lease option” or “lease purchase”, and nothing agented was
listed for sale and for rent at once.
Zillow FSBO Burlington County returned the same 15 as yesterday, zero new, zero gone, none
qualifying. Closest are 110 Oakwood Dr Cinnaminson $519,000 4bd 2,100 sq ft and 108 Coopers Kill Rd
Delran $595,000 4bd 2,420 sq ft. Both clear the floor and both are far over the $400,000 ceiling.
Nothing, sixteenth run
SWEEP-MARKETPLACE-INTAKE is still empty below the paste line, every run since 17 August. Gmail searched from:facebookmail.com and from:facebook.com over three days: empty result. Marketplace alerts are not yet arriving. facebook.com was not fetched, robots-disallowed.

There is no Gmail attachment-download tool in the 5 AM session. That is why the
assessment list is still sitting unopened in your inbox and why the first task is an action on you
rather than a scored list. If you want it automated, the fix is either a Gmail connector with
attachment access or a Gmail filter that auto-saves attachments from twp.burlington.nj.us into Drive.
The 5 AM scheduled task prompt is still stale in four places, unfixed since Saturday. It
carries the old Ravenna signature and the divorcediabetes letter email, it still names foreclosure
attorneys, listing agents and heirs as letter recipients, it still orders the Camden detail sweep
and the Camden and Mercer FSBO feeds, and it still describes cost per bedroom and Band 1 / Band 2.
Every one of those is dead in the Drive files. This run used the Drive files and did not hold.
SWEEP-IDENTITY v2 spells out the exact replacement text. Changing the instruction that governs the
run is your edit to make, not a session’s.
The OPRA log is now wrong in six places and the Drive connector cannot edit a Google Sheet.
Evesham still reads waiting when it closed on 27 August. The Township Tax Collector and Code
Enforcement requests have no rows. The two assessment requests still read day 0 of 7 and one of them
has now arrived. And Monday’s 33 requests have no rows at all.
Also carried, not re-verified this morning: the $378,100 USDA area loan limit, the 5.250%
502 Direct note rate, the 5006 Baltimore Drive bed and bath count, and every MLS number and agent
phone in this app, because homes.com publishes none of them on its search feeds.
