An REO seller has no emotional attachment and a carrying cost clock running. Listed 08/14 — two days old, so you are early.

Your angle: as-is cash-equivalent close, and ask whether the REO asset manager will consider seller financing or a lease-with-option while your 203(k) is underwritten — banks disposing of REO sometimes will, and nobody asks.

Watch: mailing ZIP is 08620, a Trenton mail city — but the school district is Bordentown Regional and the MLS prefix is NJBL, both of which put it in Burlington County. Confirm the taxing municipality before you write anything.

Listed 08/15/2024. Two years on the market with exactly one $5,000 price cut in that entire stretch. Seven bedrooms, 2 full baths, 2,212 sq ft, remodeled in 2020 — roof, windows, drywall, doors. The seller bought at $260,000 in April 2022 and at $107,000 in September 2020, so the basis is low and the equity is deep. A seller who has held out two years without cutting is not testing the market; they are waiting for terms.

Your angle: seller financing. Two years of carrying cost with no offer is exactly the situation where a monthly payment beats a price. Lead with the DOM.

Judgment $307,060.31, upset $200,000. When a lender sets the upset a hundred grand under what it is owed, it is telling the room it wants out at any price.
